Asbestos is a naturally occurring fibrous mineral that was commonly used in building construction from the 1950s to the mid-1980s. It was praised for its durability, heat resistance, and insulation properties, and used in various products including insulation, roofing, flooring, ceiling tiles, and cement.

However, from the 1970s, health concerns emerged over the inhalation of asbestos fibres, which can cause serious and fatal diseases such as mesothelioma, lung cancer, and asbestosis. In 1985, the UK government banned the use of asbestos in new constructions, and in 1999, it prohibited the importation and sale of asbestos-containing materials.

Despite the ban, many properties built before 2000 still contain asbestos, especially those constructed between the 1950s to the 1980s. Asbestos can be present in various forms, such as sprayed coating, insulation board, pipe lagging, artex, floor tiles, and textured coatings. It is often hidden or hard to identify with the naked eye, and can only be confirmed through laboratory analysis of samples taken from the material.

This is why asbestos surveys are crucial for any property that might contain asbestos. A thorough asbestos survey will identify the type, location, and condition of any asbestos-containing materials (ACMs) in the property, assess the risk of exposure and damage, and recommend appropriate management or removal actions.

Asbestos surveys are required by law for all non-domestic properties built before 2000, and for domestic properties that are to be sold or renovated. They are also highly recommended for any property owner, tenant, or manager who wants peace of mind and a safe living or working environment.
