An asbestos survey is a detailed inspection of a property to identify the presence, location, and condition of asbestos-containing materials (ACMs). The survey includes taking samples of suspected ACMs and analysing them in a UKAS-accredited laboratory. Depending on the type and extent of the survey, it may involve destructive or non-destructive testing methods.

According to the Health and Safety Executive (HSE), there are two main types of asbestos survey:

• Management survey: This aims to locate, assess, and manage the presence and condition of ACMs that are likely to be disturbed during normal occupation and maintenance of a building. The survey is intended to ascertain whether the ACMs are in a stable condition and if any emergency remedial action is required. This type of survey is suitable for non-domestic premises built before 2000, including offices, warehouses, factories, and shops.
• Refurbishment and demolition survey: This is required before any refurbishment or demolition work is carried out in a building as these activities are likely to disturb ACMs that may not have been previously identified. The survey aims to locate all ACMs before any structural work begins and to ensure that they are safely removed or treated. This type of survey is more intrusive and involves sampling of all suspected ACMs, including those in inaccessible areas such as under floors and behind walls.

As a property owner or manager, you have a legal duty to manage asbestos risks in your premises under the Control of Asbestos Regulations 2012. This includes carrying out a suitable and sufficient asbestos survey, maintaining an asbestos register, and regularly reviewing and updating the asbestos management plan. Failure to comply with these regulations can result in heavy fines and legal action.
