An asbestos survey is a systematic inspection and assessment of a building or structure to identify asbestos-containing materials (ACMs) and estimate the risks of exposure. Asbestos surveys are usually required before any refurbishment or demolition work is carried out on a property.

As per the Control of Asbestos Regulations 2012, there are two types of asbestos surveys - the management survey and the refurbishment/demolition survey.

1. Management Survey

A management survey aims to locate, as far as is reasonably practicable, the presence and extent of any asbestos-containing materials (ACMs) that could be disturbed or damaged during normal occupancy or foreseeable maintenance.

A management survey assesses the condition of the ACMs and recommends the appropriate action to manage the risks, such as repairing, encapsulating, or removing the ACMs. A management survey report identifies the location and condition of ACMs, risk assessment, and a detailed asbestos register.

2. Refurbishment/Demolition Survey

A refurbishment/demolition survey is required before any intrusive maintenance or demolition work is carried out on a property. It involves inspecting all areas, including those hidden behind walls, floors or ceilings, for the presence of asbestos.

A refurbishment/demolition survey aims to identify all ACMs and requires destructive inspection to access all areas. The survey report details the location, type, and condition of the ACMs, as well as recommendations for safe removal or encapsulation.
