Asbestos is a naturally occurring mineral that was used extensively in construction and industrial applications due to its heat-resistant, fire-resistant, and insulating properties. Asbestos fibres can become airborne when disturbed during renovation or demolition work, or when materials containing asbestos become damaged or degraded over time. When airborne, they can be inhaled and pose a serious health risk, as asbestos has been linked to various respiratory diseases and cancers.

Under the Control of Asbestos Regulations 2012, it is the duty of every employer and property owner to identify and manage any asbestos-containing materials on their premises. Asbestos testing involves taking samples of suspected ACMs and analysing them in a UKAS-accredited laboratory to determine if they contain asbestos and, if so, what type and quantity.

Asbestos surveys are also an important tool for managing and removing ACMs. There are two main types of surveys:

• Management surveys: Used to identify the presence, location, condition and extent of ACMs that are likely to be disturbed or damaged during normal occupancy, maintenance, or minor works.
• Refurbishment and demolition surveys: Required before any refurbishment or demolition work to identify all ACMs present in the building or structure, where they are, and what condition they are in.
